Selecting Plants and Flowers for Home Garden

Many of us select plants for the garden at our Chester County PA home based on their visual effect—color, height, size of blooms, etc. And so we should, as the sight of our plantings should be pleasing to our sense of sight. As we plan our garden, however, we should also be aware of the other four senses—and include plants which appeal to each of them.

SMELL: Aromatherapy is a powerful practice. With nothing more than a simple scent, the brain can be triggered to remember long forgotten memories, emotions, and feelings. With that being said, it is important to carefully select the flowers you want in the garden of your Chester County PA home. With a few simple choices, you can create your own "memory lane' or relaxing oasis. In terms of fragrance, it’s hard to beat roses or lavender. Wisteria and jasmine are scented climbers which can really enhance the sensory pleasure of a garden, and amaryllis belladonna and spirea both add pleasant scents.

SOUND: Few of us associate the sense of sound with our garden, but the rustling of long grasses and the chirping of birds add a much-appreciated dimension. To attract songbirds, use fruit-bearing understory trees like dogwoods and service berries and shrubs such as viburnums and hollies and introduce low growing perennials and dwarf shrubs like creeping juniper and cotoneaster. You can also plant vines, ground covers, and sunflowers to increase chirping and tweeting.

TOUCH: Texture in garden design refers to the surface quality of the plant. Plant textures range from delicate and fine to coarse and bold. The feel of the foliage in your Chester County PA home’s garden is not the only element of texture, however, as the texture can change with the play of light and shadow and even with viewing distance. Plants with thread-like leaves call out to be touched, so consider adding cosmos, baby's breath, asters, and grasses. In addition, iris and lamb’s ear will each provide softer tactile experiences.

TASTE: The world of herbs is nearly without limits. Think about basil, chives, rosemary, chamomile, cilantro, mint, and parsley, to name just a few tasty garden additions. Consider, too low bush blueberries or ligonberries. Lesser known, but equally valuable as salad additions are the flowers of the hibiscus shrub, columbine, and daylilies.

Some of the plants you have selected for your garden will serve more than one purpose and will appeal to more than one sense, so be sure to sniff, feel, taste, listen to, and view each of them!

Nursery Decorating Ideas to Welcome Your Little One

Decorating your home can be fun but no other room is more fun than decorating the nursery for the arrival of a new little one.  Nothing brings more happiness than welcoming a new baby into the world and what better way to welcome your new bundle of joy into your home than by fixing the nursery up for them.  Below are a few nursery decorating ideas to welcome your new little one. 

  1. A little baby is nothing more than a miracle from above so why not decorate your new baby’s room like the royalty that they are.  Decorating the nursery  in a royal theme is a perfect idea whether you are welcoming a tiny prince or a princess.  You can keep the décor unisex by adding some rich colors to the wall or adding a chandelier to the ceiling.  Adding a few decorative pillows maybe in the shape of a crown might be a good idea as well. 
  2. Another cool idea for decorating your nursery is to make it extremely colorful with balloon décor.  This type of room can be unisex as well if you stick to the primary colors of yellow, blue, green and red.  If you want to get really creative you could paint a balloon mural on the wall and perhaps an outdoor scene to go along with it. 
  3. If you like country décor you could use painted pallets to add a touch of southern sass to the room.  This type of country décor can be unisex if you want or you can make it more of a cowboy feel or a cowgirl feel depending on which you have been blessed with. 
  4. Yet another great decorating idea to welcome your new little one into their new room is a Hollywood glitz and glam room.  Sheer curtains hung throughout the room with walls painted pink is a great way to get this particular look and feel.  Yet again, a chandelier may be appropriate for this type of room. 
  5. If you want another gender neutral idea for your baby's room  you can use colors such as grey and yellow.  These colors are not only unisex they are timeless as well.

Reasons to Purchase a Home Before the End Of 2017

Now is the time, now is the best time, now is the best time to purchase a home.  Do yourself a favor; don’t wait to purchase your dream home until the end of 2017.  If you have even given a small thought that you might want to move in the next year or so, go ahead and begin looking now so that you might be able to make that purchase today instead of tomorrow.   A few of the reasons why you should purchase your home before the end of the year are listed below for you. 

  1.  One of the many reasons you should go ahead and purchase a home   before the end of 2017 is because interest rates are already beginning to rise.  The current average interest rate is a little above 4 percent but that rate could reach 6 percent by 2019.  Begin looking for the home of your dreams now so that you can purchase one and get moved in while the market is in your favor.
  2. Fewer homes are available as the years go on.  Just a few short years ago there were plenty of homes to choose from; however this list is getting a bit smaller yearly.   Buyers of today will have many more homes to choose from than buyers of tomorrow so get out and get house shopping now!  Call your Realtor today if purchasing a home is on your mind. 
  3. House prices are rising and will continue to rise in the future.  If there ever was a reason to go ahead and purchase a home before the end of the year, this is the one!  You just might be able to get more of a house for your money now than if you waited until later to purchase. 

Again, if purchasing a home has even been on your mind at all and you think you might want to move in the next year or so, get a jump start on your search by starting today.  It can’t hurt to start looking now because you just may be more likely to find it now than later.   Buying a home is a big deal and can cost quite a bit of money so it’s best to start looking now to find the home you have always dreamed of.

Money Saving Ideas for Furniture Shopping

If you have recently purchased a new house and you would like to fill it up with new furniture you have likely found that it can be quite the overwhelming task and an expensive one as well.  There are a few money saving ideas for furniture shopping that can help you out quite a bit in your search for new furniture and those have been listed below.

  1.  One good thing you can do to help you save a bit of money when furniture shopping is to call a few of the stores you are going to be visiting ahead of time.  This way you can find out if they have prices you can afford and also if they have brand names that you are interested in.  This can save you a little bit of time and money so that you don’t waste it traveling long distances.
  2.  Another money saving idea for furniture shopping  is to make sure to look at every piece of furniture that the store has by walking the entire shop.  Many times there are clearance items or items that perhaps are slightly damaged in the store but they are not out for all to see.  Do your due diligence and walk the entire space so you don’t lose out on any good deals. 
  3. Yet another good way to save money when furniture shopping is to purchase consignment furniture.  You can find lots of really nice pieces by shopping consignment. 
  4. If you find a piece of furniture that you have your heart set on do your best to bargain with the seller.  You never know unless you ask.
  5. Shopping estate sales is another way to get good prices on furniture.  Many times you can get pieces at estate sales that are worth much more than you pay for them so you can make your home look very nice. 
  6. Lastly if you want to save a good amount of money on furniture  why not refinish what you already have!  Old furniture can become new again if you are able to successfully refinish it.

Home Maintenance for Winter

Home maintenance may be the last thing on your mind now that the holidays are over and the days are becoming colder and colder.  Sitting in your home wrapped in your favorite blanket by the fire is likely what you are thinking about this winter.  There is some home maintenance items   you should take care of during the winter months however so that you don’t have to deal with issues caused by not doing so later.  Below is a list of a few home maintenance items you need to go ahead and take care of around your house this winter. 

  1.  As temperatures continue to plummet this winter you should do your best to protect your pipes from freezing.  You can wrap your pipes with many different things to protect them from the elements such as heat tape and insulated pipe covers.  If your pipes do freeze you can easily thaw them out by wrapping it in a heating pad or using a hairdryer.
  2. Another home maintenance  item you need to take care of this winter to avoid issues later in the year is to do an inspection of your roof, your gutters and your siding as well as your chimney.  Make sure that everything is in good working order before the winter pushes your house to its breaking point. 
  3. Winter is a good time to do some cleaning that you might not otherwise think about as well such as cleaning out your range hood, refrigerator coils, dusting off ceiling fans, and dusting off light fixtures and bulbs.  These items typically get overlooked when it is warm outside because you don’t spend as much time indoors when it’s nice out.  Being stuck inside on a cold wintery day is a great excuse or reason to clean these types of things. 
  4. Lastly you might want to take the time you have in your home this winter to de-clutter your house.  Getting rid of clutter will not only get rid of fire hazards but will also make you feel more at peace when you do have to spend a lot of time indoors. 

These are a few home maintenance ideas that will help you to keep your house in good working order for the year to come.   Why not get started now so that you can then have some time to rest before you have to do it all over again.

Clogged Drains

All too often around the holidays plumbers receive several service calls for clogged sinks and jammed garbage disposals. Here are a few tips to avoid these problems:

Don’t pour grease, oil or fat into your garbage disposal or drain. Grease will slowly accumulate and impede your garbage disposal’s grinding ability as well as clog drains.

Don’t use hot water when grinding food waste. Hot water will cause grease to liquefy and accumulate, causing drains to clog.

Don’t grind extremely fibrous material like corn husks, celery stalks, onions, and artichokes. Fibers from these can tangle and jam the garbage disposal motor and block drains

Don’t turn off the motor or water until grinding is completed. When grinding is complete, turn off the garbage disposal first. Let water continue to run for at least 15 seconds, flushing out any remaining particles. Then turn off water.

Don’t put too many potato peels down the garbage disposal. The starches in the potatoes will turn into a thick paste and may cause blades to stick.

Don’t put large amounts of food down the garbage disposal. Feed food into the garbage disposal a little at a time with the cold water running; this will help the food scraps flow down freely through the drain pipes and plumbing.

Don’t put expandable foods into your garbage disposal. Foods like pasta and rice expand when you add water in a pot; they do the same thing once inside your pipes or garbage disposal and are the cause of many jams and clogs.

Don’t grind large animal bones (beef, pork etc.).

Don’t put coffee grounds down the garbage disposal. They won’t harm the disposal but they can accumulate in drains and pipes, causing clogs.

Most importantly! Don’t use harsh chemicals like bleach or drain cleaners to unclog the drain. They damage blades and pipes.

Know What's Below Before You Dig This Spring

With the snow gone and the ground thawed, many eager homeowners and landscape professionals across the country are rolling up their sleeves and reaching for their shovels to start projects that require digging this spring.

During the transition into "digging season," Common Ground Alliance (CGA), the association dedicated to protecting underground utilities and the people who dig near them, reminds homeowners and professional diggers that calling 811 is the first step towards protecting you and your community from the risk of unintentionally damaging an underground line.

Every digging project, no matter how large or small, warrants a free call to 811. Installing a mailbox or fence, building a deck and landscaping are all examples of digging projects that should only begin a few days after making a call to 811. Calling this number connects you to your local one call utility notification center.

According to data collected by CGA in a phone survey in late February, more than half (46 percent) of American homeowners said they plan to do DIY projects involving digging this year, but 40 percent of them do not plan to make a free call to 811 before digging. Extrapolated to the full population of U.S. homeowners, approximately 51.8 million people will dig this year without first calling 811.

A utility line is damaged every six minutes in America because someone decided to dig without making a call to 811 to learn the approximate location of buried utilities in their area. Unintentionally striking one of these lines can result in inconvenient outages for entire neighborhoods, harm to yourself or your neighbors and repair costs.

As a result, CGA offers the following tips to make sure you complete your project safely and without any utility service interruptions, so you don't become a statistic.

Here's how the 811 process works:

1. One free, simple phone call to 811 makes it easy for your local one call center to notify all appropriate utility companies of your intent to dig. Call a few days prior to digging to ensure enough time for the approximate location of utility lines to be marked with flags or paint.

2. When you call 811, a representative from your local one call center will ask for the location and description of your digging project.

3. Your local one-call center will notify affected utility companies, which will then send professional locators to the proposed dig site to mark the approximate location of your lines.

4. Only once all lines have been accurately marked, roll up those sleeves and carefully dig around the marked areas.

There are nearly 19 million miles of underground utility lines in the United States that your family depends on for everyday needs including electric, gas, water and sewer, cable TV, high-speed Internet and landline telephone. That equals more than a football field's length of utilities for every person in the United States. With that much critical infrastructure underground, it's important to know what's below and call 811 before digging.

In a relationship, you count on your significant other to be there with you through the good and the bad. They are your best friend, your confident and your closest ally. And you count on being able to have important conversations with them as well.

One of those important conversations every couple should have focuses on money and each person's respective financial goals, especially if you are planning to purchase a home. However, 33 percent of married or partnered adults have difficulty discussing money with their significant other, according to a Wells Fargo survey. "I think money is one of those topics most couples put off discussing because it can be sensitive," says Arlene Maloney, senior vice president, Wells Fargo Home Mortgage. "However, if you don't discuss money before entering into a major credit purchase, like homeownership, you open yourself up for potential problems down the road."

Purchasing a home is one of the largest investments most people make in their lifetime. When two people decide to achieve the goal of homeownership together, it's important to understand not only your own finances and credit profile but your partner's finances and goals as well.

To help you broach this conversation with your partner, here are some things you should discuss before you move forward:

Where you will live and what you want to purchase.

Do you want to live in the city or the suburbs? Are you set on a single-family home or a condo? Do you want to build your home or purchase an established property? Having answers to these questions will help you speak to a lender and learn more about how the type of home you choose may affect loan approval requirements or what options exist if you want to build your home. You'll also learn if any bond or down payment assistance programs may be offered in the municipalities you are considering.

Your partner's credit score.

Lenders use customers' credit profiles to help determine your ability to repay a loan. When purchasing a home with someone else, both of your credit scores are considered. In most cases the lowest middle score between the two of you will be used. If you or your significant other has a very low score this may not only impact the loan amount you receive but also the interest rate. It may even prevent approval. If one of the credit scores is very low, as a couple you might discuss only one person applying for the mortgage loan.

Have an honest conversation about debt.

An important factor that lenders evaluate is your debt-to-income ratio. This varies by mortgage program but a good rule of thumb is to ensure your debt level is at or below 36 percent of your gross monthly income. Having an overabundance of debt could impact the amount of the loan or whether you receive mortgage approval.

How much money can you put toward the purchase?

It isn't necessary for you to put 20 percent down but most loan options require some sort of down payment. In many cases lower down payment options require mortgage insurance, which will increase your monthly payment.

Will one or both of you be on the note?

If purchasing a home with someone else, each of you must qualify in order to be on the note, and both of you are responsible for the debt. If only one person is on the note, the other may not engage in any transactions regarding the loan, including refinancing, or application for modification. If one of you has less desirable credit, you may decide that only one of you will apply for the mortgage. You should also consult your state's attorney general's office to see if any community property laws exist in your state. Such laws could make a spouse legally responsible for any debt acquired by the other spouse after marriage. If such a law exists in your state, it's important you are aware of it.

Purchasing your first home is an exciting time and, for many people, a sign of success. But while you may want to rush out and start the shopping process now, take your time. Having a conversation with your significant other about the topics above beforehand will ensure you're both on the same page and set you up to make the most of your future and the home it includes.
