Chester County PA Real Estate Market Trends for October 2016

Chester County PA single family homes saw pending sales increase by 18.25% in October 2016 when compared to October 2015. 494 homes sold in October with a median sales price of $325,000, a 7.69% increase from October 2015.  The average sales price increased by 12.73%, and homes were on the market 1 day fewer.

The Quality of RE/MAX Agents Is On Display Once Again

In the 2016 Franchise Times 200 ranking released recently, RE/MAX not lead all real estate brands for the eighth consecutive year, but also climbed to the Top 10 overall – in 8th place ahead of household names such as Marriott, Wendy’s, and Domino's.

Planting a tree is an investment in the future, according to a Greek proverb: "A society grows great when old men plant trees under whose shade they never expect to sit." But did you know planting trees around your home is also an investment in your real estate value and the value of your neighborhood? Or, that it's one best made not in the season of new life, spring, but in the fall as winter approaches?

Most Americans say they would - and in fact do - pay more for a home with trees in the yard, according to a Wakefield Research survey sponsored by the Alliance for Community Trees, a program of the Arbor Day Foundation. On average, Americans pay 18 percent more for a house with trees in the yard, and 79 percent say they feel trees define their neighborhood's character. Nearly three quarters say they would never move to a neighborhood that didn't have trees.

"The presence of trees in a neighborhood is as important to homebuyers as proximity to good schools, accessibility to shopping and entertainment, and commutability to work," says Dana Karcher, Alliance for Community Trees program manager. "But the value of trees goes far beyond beautifying a neighborhood. Planting trees helps on a local and global scale by reducing air pollution, controlling storm water runoff and even mitigating climate change."

If you're considering planting a tree or two this fall, here are some things to keep in mind:

  • While spring may be the best time to plant flowers and vegetables, fall is the optimum season for planting trees. In spring, trees don't have enough time to grow deep roots before summer heat hits. Fall means warm soil, wetter weather and cooler air that promote root growth, helping a newly planted tree get established before the weather turns cold and the ground freezes.
  • Mid-August through mid-October is the best time to plant a tree in northern and cooler locations. In warmer areas, like the south, you may be able to plant well into November. Talk to your local nursery or an arborist to determine the best planting window where you live. Planting these types of trees in fall means they'll be well established when next spring's growing season arrives.
  • Some types of trees need longer to become established, while others need less time. Look for trees that don't require a lengthy growing period before they can withstand harsher temperatures. Options include ash, crabapple, hawthorn, elm, linden, maple, sycamore, pines and spruces. Not sure what to plant? The Arbor Day Foundation offers an online tree selection tool to help you understand what trees will grow best in your region.
  • Trees are prepared for planting in three ways - bare root, containerized and balled and burlap. The best methods for planting trees will be based on how the roots look. Bare root trees have completely exposed roots, and you'll need to soak the roots before planting. Bare root trees tend to grow faster than those in containers. Plants from nurseries often come in containers that need to be removed before you plant the tree. Root balls are typically wrapped in burlap, which must also be removed when you plant the tree.

Chester County PA Real Estate Market Trends for September 2016

Freddy Mac reports that mortgage rates staying low. Here are the national averages for mortgage rates during the week ending Oct. 6:

  • 30-year fixed-rate mortgages: averaged 3.42 percent, with an average 0.5 point, unchanged from last week. A year ago, 30-year rates averaged 3.76 percent.
  • 15-year fixed-rate mortgages: averaged 2.72 percent, with an average 0.5 point, also unchanged from last week’s average. Last year at this time, 15-year rates averaged 2.99 percent.
  • 5-year hybrid adjustable-rate mortgages: averaged 2.80 percent, with an average 0.4 point, dropping slightly from last week’s 2.81 percent average. A year ago, 5-year ARMs averaged 2.88 percent.

2,692 Chester County PA single family homes were for sale in Sept 2016 which is an 7.14% decrease from Sept 2015. 570 homes sold in Sept with a median sales price of $319,000, a 0.31% decrease from Sept 2015.

The supply of inventory was 5.1 compared to 5.65 in Sept 2015 and the Sales vs List Price was 94.8%.

Easy Ideas for Going Green in Your Home

Going green in your home!

Everyone these days is talking about “going green” and making the world a cleaner place for our children and grandchildren.  You may not think that you can do much towards this green movement but the truth is in fact you can.  There are many ways that are simple and easy to go green inside your own home.   Below is a list of a few of the ways in which you can make your home green, and I don’t mean in color. 

  1. Most homemakers don’t love doing laundry and this little tidbit is going to be music to your ears!  By letting your clothes pile up a bit you are doing the environment a favor.  Running small loads of laundry through your washing machine and dryer is a waste of energy and a waste of water.  In fact one load of laundry used 25 gallons of water regardless of how full the load is.  Why not do your part in going green by only run your washing machine when you absolutely have to.  
  2. Do you enjoy raking up grass cuttings after you mow?  My guess is that you just answered with a loud “no”!  There is great news for you then my friend; leave the trimmings on your lawn and let them do their job of being a natural fertilizer!  This is a great way to go green that doesn’t cost you a dime! 
  3. By adding a lot of live plants around your home you are doing your part towards helping the world be a cleaner place.  Live plants help get rid of some of the pollutants in the air and therefore make the air cleaner for everyone to breathe.  Adding some live plants on the inside of your home is also a great way to help the air be more fresh and appealing. 
  4. Microwave ovens use 50% less energy than your oven.  The next time your family asks for a meal to be prepared, why not zap a meal into the microwave to help save energy.  If your family objects, tell them you are doing your part to make the world a better place for everyone by “going green” and saving as much energy as you can. 
  5. Whenever you purchase sprays and soaps for the house, buy unscented.  This will not only make a difference in the environment but will also be beneficial to your own health as well. 

Hopefully these few easy ways of going green have got you thinking in the right mindset so that you can begin to make your own home a bit greener.

But what projects can you do yourself and what ones require the help of a trained professional? Taking on projects yourself can save you time and money. But taking on the wrong projects can lead to unending amounts of stress or end up costing you more money than if you had hired someone in the first place. 2,641 Chester County PA single family homes were for sale in August 2016 which is an 8.42% decrease from August 2015. 687 homes sold in August with a median sales price of $351,000, a 8.00% increase from August 2015.

The supply of inventory was 5.0 compared to 5.6 in August 2015 and the Sales vs List Price was 96.3%.

Chester County PA Real Estate Market Trends for July 2016

Fifty-two percent of home owners say now is a good time to sell in their neighborhood. This is up from 34 percent who said so last year, according to a survey conducted by the real estate brokerage Redfin.

What’s more, 58 percent of home owners believe sellers have more power than buyers in the market right now. Redfin researchers note this is nearly the highest level of seller confidence they’ve recorded.

The supply of inventory was 5.8 compared to 5.3 in July 2015 and the Sales vs List Price was 95.6%.

Many Ways to Say Farewell to Your Home

Your home has sold.

There are many reasons why you might have to leave a home that you have lived in for several years.  You may have had to leave do to not being able to pay the mortgage because it was too high for you or you may have outgrown your home as your family has become larger over the years.  Still another reason you may have to say goodbye to your home is due to a job change that takes you from your home and places you into another area or even another state.  Below are a few ways in which you can say farewell to the place you have come to know and love as your home. 

  1. One way that you can say goodbye to your home that may help everyone feel a bit better about a move is to go around the house room by room and have each family member say aloud why that particular room was important to them and what if anything it meant to them personally. 
  2. Another way you can say goodbye to a home  or rather feel like you are still connected to it years after moving out is by planting a few trees around the house.  If you and your family are blessed enough to be able to come back and visit the home after some time you can watch as the trees begin to grow and see how they change year after year and perhaps still feel a connection to the house.
  3. Yet another clever way to bid farewell to your home is to have someone paint a picture of your home before you leave it.  You can then carry that home with you to your next home and place the picture in a prominent place for all to see.  This is a great way to keep the memory of a beloved home alive for years to come. 
  4. Making a movie of yourself and your family inside of your home before you leave it to travel to your new home is another great way to remember the good times you had there.  If you ever feel like you are missing your “old” home place you can always get the video out and feel connected to it once again.

Homes are not just walls and plaster, they are where we raise our families, where we love and are loved.  Leaving a home is never easy but hopefully these ideas about how to bid farewell to your home  will make it a bit easier for you.

4 Ways To Save During Back-to-School Shopping

Back-to-school shopping can come with plenty of sticker shock, if you don't plan ahead. This year, parents said they plan on spending more this year than last, with totals exceeding $900 to outfit and supply, according to a survey by Rubicon. To shave some dollars off that total, here are a few savvy strategies to save while preparing for school.

1. Watch for extreme deals

This is the key time of year to follow the cardinal rule of the extreme saver: Keep an eye on the ads for rock-bottom prices on school essentials. In the weeks leading up to the start of school, it's your time to save big.

2. Take advantage of price matching

A traditional frugal shopper will tell you not to settle for anything but the lowest price. If you have to make six lists and drive all over town, being a penny pincher costs dearly in time. Instead, compare those weekly ads and save yourself some time by taking advantage of price matching. Staples, for example, offers a 110 Percent Lowest Price Guarantee, meaning all you have to do is show proof of a competitor's lower price, and Staples will not only match it, they tack on another 10 percent off.

3. Stock up
If you find some unbeatable deals, stock up for next year. And don't overlook this opportunity to replenish your home with art supplies to keep your child's creative flow moving along. Either way, if Junior springs a due-the-next-day project on you, you'll won't have to go the store on an already busy weeknight. A great resource to stock up is the Less List for School offered by Staples, which features season-low prices on the essentials, such as pencils, composition books, notebooks, crayons, batteries, glue and more.

4. Don't forget the thrift store

Make more room in your budget by looking at secondhand options for big ticket clothing items like shoes, coats and jackets. Choose the basics in solid colors for a timeless look. Sometimes, you'll find a like-new, high-quality item hiding in the rack, and at a fraction of the price.

At this level of spending, it's smart to capture savings where you can. Even if you save 10 percent across the board, it's worth it because you're still going home with a handful of $10 bills in your pocket. (BPT)
